RICS Level 2
Home Survey
A Level 2 Home Survey provides a clear overview of a property’s condition and highlights any visible defects that may require attention. It is the most commonly chosen survey and is generally suitable for modern or conventional homes that appear to be in reasonable condition.

Drone-assisted inspections – Where safe to do so, we use a drone to inspect hard-to-see areas such as roofs and chimneys.
High-reach inspection poles – If drone use is not possible, inspection poles allow us to photograph elevated areas normally difficult to view from ground level.
Post-survey video consultation – We review inspection photos with you on screen so you can clearly understand the findings and visual context of the report.
RICS Level 3
Building Survey
A Level 3 Building Survey provides the most detailed inspection available and is recommended for older, altered or more complex properties. It examines the building's structure and construction in greater depth and is particularly valuable for period and character homes commonly found across the Cotswolds.

Drone-assisted roof inspection – Providing clear visibility of roof coverings, chimneys and other elevated areas where safe to do so.
High-reach photographic inspections – Inspection poles allow us to safely review areas that are otherwise difficult to access.
On-site walk-through discussion – Where possible, we meet at the property after the survey to discuss findings in person (subject to agreement from the vendor and agent).
Visual follow-up consultation – If a meeting is not possible, a video call allows us to review inspection photographs together and clearly explain the survey findings.

A Residential Property Valuation provides an independent professional opinion of a property’s current market value. It considers the condition of the property, its location and comparable sales evidence from the local market.
